Jul 2002 - We launched Japan Real Estate Opportunity Fund (JOFI), the first real estate fund in Japan with an opportunistic strategy. We were able to provide investors with new private real estate investment opportunities when opportunistic strategies were still a new concept in Japan.
Nomura Real Estate Office Fund lists on Tokyo Stock Exchange
Dec 2003 - Our first J-REIT, Nomura Real Estate Office Fund, successfully completed IPO and listed on the Tokyo Exchange. In the 12 years since inception, until the merger in 2015, the portfolio grew to include 55 properties and an AUM of 440 billion yen as an office sector specific fund.
Establishes European fund of funds
Mar 2006 - We launched our first commingled fund of funds which invested in overseas private real estate funds. With a strategy to invest in European real estate funds, we were able to provide our investors with a new product to diversify their portfolio into overseas investments.
Launches discretionary investment management business
Jul 2006 - We became the first real estate affiliated investment management company to obtained a license to manage discretionary investment accounts, which allowed us not only to expand our fund business, but to also manage discretionary investment management accounts for domestic institutional investors.
Nomura Real Estate Residential Fund lists on Tokyo Stock Exchange following industy-first approval to manage multiple J-REITs
Feb 2007 - Following the industry-first approval to manage multiple J-REITs in 2006, we listed our second J-REIT, Nomura Real Estate Residential Fund. In the 8 years until the merger in 2015, the portfolio grew to include 155 properties and an AUM of 170 billion yen as a residential sector specific fund.
Establishes domestic real estate debt fund
Mar 2009 - We established a debt fund backed by domestic real estate non-recourse loans. Up to that point, debt funds were generally sourced through loan servicers but we were able to establish a debt fund directly, backed by S class prime real estate, an industry first.
Establishes Nomura Real Estate Private Fund, first nonlisted REIT in Japan
Nov 2010 - We established the first nonlisted REIT in Japan, a diversified nonlisted open-ended fund, which launched with a seed portfolio consisted of five properties and an AUM of 20 billion yen. The fund has contributed to the creation and expansion of the private REIT market as an industry front-runner.
Nomura Real Estate Master Fund lists on Tokyo Stock Exchange
Jun 2013 - We listed our third J-REIT, which was the largest J-REIT portfolio to list on the Tokyo Stock Exchange. In the 3 years until the merger in 2015, the portfolio grew to include 57 properties and an AUM of 290 billion yen as an industrial and retail sector specific fund.
Launches J-REIT mutual fund investment advisory business
Jun 2015 - We became the first real estate investment management company in Japan to provide investment advisory services to a J-REIT mutual fund, creating new investment opportunities for investors through our ability to analyze real estate value.
Merges existing REITs to form Nomura Real Estate Master Fund
Oct 2015 - We merged our three sector specific listed J-REITs, Nomura Real Estate Office Fund, Nomura Real Estate Residential Fund and Nomura Real Estate Master Fund, to form a new diversified J-REIT. A multi sector specific J-REIT merger was a first in the industry, launching under Nomura Real Estate Master Fund 257 properties (AUM \780 bln) as one of the largest REITs in Japan.
Begins private placement of overseas funds
2016 - We executed a private placement agreement with overseas private real estate funds and began introducing the funds to Japanese institutional investors. We are able to provide our investors with a global opportunity to diversify investments through our placement of US / European funds in a variety of strategies.
Establishes Global Core Fund of Funds
2016 - We established our first open-ened fund of funds, which invests in overseas core real estate funds. Our investors are able to invest from a relatively small amount and diversify geography and sector.
Merges Top REIT with Nomura Real Estate Master Fund
Sep 2016 - Nomura Real Estate Master Fund merged Top REIT's portfolio into the fund to build a portfolio with prime assets and to reduce risk through further diversification and scale.
